We all buy with emotion.  So, when real estate buyers open the front door of a listed property and step inside, they are hoping to be swept away by the wonderful feeling they get while imagining themselves living there.  This is your opportunity to show your home at its best and we all know that first impressions sell!

The most critical room to stage is the first room buyers will see…most often that is the living room.  This is the room where buyers will envision themselves entertaining friends and family…particularly on special occasions and holidays.  It should show off the calibre of the home and welcome buyers in.

Next, they will likely move onto the dining room where, again, they will be thinking of serving meals and entertaining loved ones.  If this room doesn’t “WOW” them, you may have lost the buyer…unless, of course, you capture their attention by staging the kitchen and family rooms.  These rooms can make or break the deal…no question.

Crossing your fingers that buyers are intrigued enough to continue their visit, the next most important room is the master bedroom.  We tell our clients that the master bedroom “is where the king and queen will sleep”…take this room very seriously when showing it.  Buyers are looking for a place to unwind and relax at the end of a long day, so creating that feeling could be the one thing that keeps your listing on their list of favourites and brings a serious offer to the table.

If you are committed enough to stage the ensuite with a fresh, spa-like feeling, you may just have hit a home run.

Staging a property prior to listing tells buyers that you are serious and have done everything you can to present your home in “live-in” condition…not just “move-in” condition.  They will be able to live in this new home for 5-8 years without spending any money.  This philosophy is proving to be a winning formula over and over.


5 tips to create a great first impression:

-         Place furniture to create optimal traffic flow

-         Use scale-appropriate furniture and art

-         Choose a colour palette that flows well throughout the house

-         Ensure the décor will appeal to your target buyer

-         Only keep items that show off the square footage (less is more)
