Like apple pickers in an apple orchard, many are prepared to pick the apples they can reach, a few are prepared to climb the tree, but fewer still are prepared to buy a ladder to reach the sweetest apples at the top of the tree. What Good Real Estate Agents Do

An agent has four main objectives:

  1. Ensures the Seller is legally protected by having a contract which lays out the full understanding of the sale details between the two parties and that the contract is legally enforceable.
  2. Attracts many buyers to the home so that the Seller gets the best price and terms possible. More buyers result in more offers which allows the Seller to get the best price, terms and conditions.
  3. Help Buyers and Sellers make the decision right for them.
  4. A home is the most expensive personal purchase or sale that a person will make in their lifetime. It is a time of stress. A good agent’s job is to make the buying/selling experience as easy as possible.

To achieve these objectives, a professional, experienced, committed agent does the following

  • Advise on neighborhood trends to determine the best asking price.
  • Advise on how to prepare the home to get maximum price.
  • Attract buyers via:
  1. Area flyers
  2. Open houses
  3. Agent open houses
  4. Personal Database
  5. Personal Website
  6. Company Website
  7. Corporate Website
  8. Virtual tour/pictures
  9. Advertising
  10. Additional Activities.
  • Make all appointments for buyers and agents interested in seeing the property.
  • Follow up with agents who showed property to get feedback on the property.
  • Call all agents who showed the property when an offer is registered to try to encourage other offers so the Seller has more options.
  • Present all offers.
  • Negotiate all offers.
  • Ensure offers are legally correct to protect the Seller.
  • Hold deposit.
  • Be present at home inspections.
  • Follow the transaction to ensure all conditions are met on time.
  • Send all documents to solicitor.
  • Liaise with solicitor.
  • Communicate with Seller before, during and after the sale is completed.

A couple more key factors.

1. Not all homes sell. Last year (2011) there were about 156,000 properties listed on the Toronto Real estate Board and only about 90,000 sold.

2. All of an agent’s work is done on commission, so the Seller only pays IF the house is sold.
